Terms of Service

1. Who we are and what this site does

Jane n Joe (“Jane n Joe,” “we,” “us,” or “our”) operates this website as a listing and introduction service. The site shows profiles of independent house cleaners who work in and around Milwaukee, Appleton, and Madison, Wisconsin, along with the rates and availability those cleaners have given us, and lets you send a cleaner a request for service.

That is the entire scope of what we do. We publish listings and pass along requests. Everything that happens after that — scheduling, entering your home, performing the work, and payment — is between you and the cleaner.

By using this site, you agree to these Terms of Service. If you do not agree, please do not use the site.

2. We are not an agency, employer, or party to your agreement

The cleaners listed on this site are independent contractors who run their own businesses. They are not our employees, agents, partners, or representatives. Specifically:

• Each cleaner sets their own rates, their own schedule, and their own service area.
• Each cleaner decides for themselves whether to accept or decline any request.
• Each cleaner supplies their own equipment and cleaning products unless they tell you otherwise.
• Each cleaner performs the work in their own way, without direction or supervision from us.
• We do not pay the cleaners, and we do not take a commission, fee, or any cut of what you pay them.

When you engage a cleaner, the agreement is between you and that cleaner. Jane n Joe is not a party to it. We do not guarantee that a cleaner will show up, will perform the work to any standard, or will behave in any particular way. We are not responsible for their acts or omissions.

3. No screening, vetting, or background checks

This one is important enough to state on its own.

We do not conduct background checks, criminal record checks, reference checks, identity verification, licence verification, insurance verification, bonding, drug testing, training, certification, or any other form of screening on the cleaners listed on this site.

We do not verify the accuracy of anything in a cleaner’s profile, including their experience, qualifications, insurance status, or the description of their services. Profile information is supplied by the cleaner and published substantially as given.

You are responsible for deciding whether you are comfortable with a particular cleaner. We encourage you to ask a cleaner directly about their experience, whether they carry liability insurance, and anything else that matters to you — and to verify what you are told before granting anyone access to your home.

4. Eligibility and service area

You must be at least 18 years old and legally able to enter into contracts to submit a booking request. You must be the owner or lawful occupant of the property you are requesting service for, or have the authority of the owner or occupant to arrange the service.

Listings are aimed at households in and around Milwaukee, Appleton, and Madison, Wisconsin. Each cleaner’s profile states the area they actually cover, which may be narrower.

5. Booking requests are requests, not confirmed appointments

When you submit the form on this site, you are sending a request. You are not booking a confirmed appointment, and no appointment exists at that moment.

A request becomes an appointment only when the cleaner agrees to it and you are told so — ordinarily by a text message or phone call, and reflected on the status page whose link you receive when you submit. Until then, the date, time, and price shown are proposed and not agreed.

Any cleaner may decline any request, for any reason or none. We may also decline to forward a request. Neither we nor the cleaner owes you a reason.

6. Price estimates

Prices shown on this site are estimates, calculated from the rate information the cleaner has given us and the details you enter about your home. They are not quotes, offers, or binding prices.

The actual price is whatever you and the cleaner agree. It may differ from the estimate — for example, if the home is larger, dirtier, or in a different condition than described, or if you ask for additional work. Confirm the price with the cleaner before the work begins.

7. Payment happens between you and the cleaner

We do not process payments. We do not collect, hold, transmit, or refund money, and we do not take a commission. We never ask for and never handle your card or bank details, and you should never give them to us.

You pay the cleaner directly, by whatever method the two of you agree. Each cleaner’s profile lists the payment methods they say they accept.

Because we are not part of the payment, we cannot issue refunds, reverse charges, resolve billing disputes, or act as an escrow or guarantor. Disputes about money are between you and the cleaner.

8. Your presence during the service and property risk

When you submit a request, you are asked to confirm that you or another responsible adult will be present at the property for the whole time the cleaner is there. This is a condition of using the site.

We ask this for straightforward reasons:

• Nobody has to be given keys, codes, or unsupervised access to your home.
• You can point out anything fragile, valuable, or off-limits before work starts.
• If something goes wrong, both of you are there and it can be sorted out immediately.

Cleaning work carries an inherent risk of accidental damage — to floors, surfaces, fixtures, and to fragile or valuable items. You are responsible for securing or removing anything irreplaceable, valuable, or fragile before the cleaner arrives, and for telling the cleaner about anything that needs particular care.

If property is damaged, or if anything is lost, taken, or broken, that is a matter between you and the cleaner, and where relevant their insurer or yours. Jane n Joe does not insure your property, does not indemnify you, and is not responsible for loss or damage caused by a cleaner. We have no insurance covering your home or belongings.

Nothing in this section is intended to limit any liability that cannot lawfully be limited, or to affect any rights you may have directly against a cleaner.

9. Your obligations

When you use this site and engage a cleaner, you agree to:

• Give accurate information about yourself, your contact details, and your property.
• Be present, or have a responsible adult present, for the duration of the service.
• Provide safe access, working utilities, and a reasonable working environment.
• Tell the cleaner in advance about pets, hazards, alarms, or anything requiring care.
• Secure valuables, cash, medication, documents, and irreplaceable items before arrival.
• Treat the cleaner with respect and pay promptly what you agreed.
• Not ask a cleaner to perform work that is unsafe, unlawful, or outside what they offer.

10. Reviews

Reviews on this site are written by people who requested a service through the site. We send a review link to a customer after a completed service; only someone holding that link can post a review for that cleaner.

We do not write reviews, and we do not ask anyone to write a review saying anything in particular. We do not pay for reviews, offer anything of value in exchange for reviews, or condition any benefit on the sentiment of a review.

We do not remove a review because it is negative or gives a low rating. We remove a review only where it contains abuse, threats, harassment, profanity, discriminatory content, personal information about an identifiable individual, spam, content unrelated to the service received, or content we reasonably believe to be false or fraudulent. When we remove a review we record the reason.

When you post a review you confirm that you actually received the service, that the review is your own honest opinion, and that you have no undisclosed connection to the cleaner. You grant us a non-exclusive, royalty-free licence to publish, display, and retain your review on the site. You are responsible for what you write.

A cleaner who believes a review is false or abusive may contact us, and we will consider it against the standard above. Cleaners may not threaten or pressure a customer over a review.

11. Additional terms for cleaners

If you are listed on this site as a cleaner, you also agree that:

• You are an independent contractor operating your own business, not our employee.
• You set your own rates, hours, availability, and service area, and may accept or decline any request.
• You supply your own equipment, products, and transport, and you control how you do the work.
• You are free to work for other clients and other platforms, and to hold yourself out to the public generally.
• You are responsible for your own taxes, licences, permits, and insurance, and for complying with the law.
• Everything you give us for your profile is accurate, and you will tell us when it changes.
• You are responsible for your own conduct and for any loss or damage you cause.
• We pay you nothing and take nothing from what customers pay you. There is no exclusivity in either direction.
• Either of us may end the listing at any time, for any reason, with no notice required.

12. Acceptable use

You agree not to:

• Submit false, misleading, or fraudulent requests or reviews.
• Use the site to harass, threaten, defraud, stalk, or harm anyone.
• Attempt to gain unauthorised access to any part of the site, its data, or its administration.
• Scrape, harvest, or bulk-collect cleaner or customer information.
• Use automated means to submit requests or reviews.
• Interfere with the operation of the site or place unreasonable load on it.
• Use the site in violation of any applicable law.

We may suspend or remove access, listings, requests, or reviews if these terms are breached.

13. Availability of the site

This site is provided on a best-effort basis by a very small operation. It may be unavailable, interrupted, or discontinued at any time, with or without notice. We do not promise any level of uptime, and we may change or remove features at any time.

Do not rely on this site as the only record of an appointment. Confirm arrangements directly with your cleaner.

14. Disclaimer of warranties

To the fullest extent permitted by law, the site and the listings are provided “as is” and “as available,” without warranties of any kind, whether express, implied, or statutory, including any implied warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, or that the site will be uninterrupted, secure, or error-free.

We make no warranty about the cleaners listed, their conduct, their qualifications, their honesty, their insurance, or the quality, safety, timeliness, or legality of any service they perform.

15. Limitation of liability

To the fullest extent permitted by law, Jane n Joe and its owner will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, or business opportunity, arising out of or relating to your use of the site or any service arranged through it, whether based in contract, tort, negligence, strict liability, or any other theory, even if we have been advised of the possibility of such damages.

To the fullest extent permitted by law, our total aggregate liability arising out of or relating to the site and these terms will not exceed one hundred United States dollars (US$100).

Some jurisdictions do not allow the exclusion or limitation of certain warranties or liabilities, including liability for death or personal injury caused by negligence or for fraud or fraudulent misrepresentation. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, and where a limitation is not permitted it applies only to the extent the law allows.

16. Indemnification

You agree to indemnify and hold harmless Jane n Joe and its owner from any claim, demand, loss, liability, or expense (including reasonable legal fees) arising out of your use of the site, your breach of these terms, your engagement of a cleaner, any content you submit, or your violation of any law or the rights of a third party. This does not apply to the extent a claim arises from our own fraud, wilful misconduct, or any liability that cannot lawfully be disclaimed.

17. Disputes, governing law, and venue

Disputes with a cleaner are between you and the cleaner. We are not a party to them, we do not mediate or arbitrate them, and we have no obligation to become involved. We may, entirely at our discretion, pass along contact information to help the two of you resolve something.

These terms are governed by the laws of the State of Wisconsin, without regard to its conflict-of-laws rules. Any dispute between you and Jane n Joe arising out of or relating to these terms or the site will be brought exclusively in the state or federal courts located in Wisconsin, and you consent to the personal jurisdiction of those courts. Nothing here prevents either of us from bringing a claim in small claims court where it qualifies.

If any provision of these terms is held unenforceable, it will be limited or severed to the minimum extent necessary and the remaining provisions will stay in force.

18. Changes to these terms

We may update these terms. The “last updated” date at the top will change when we do. Continuing to use the site after a change means you accept the updated terms. Changes do not apply retroactively to a dispute that has already arisen.
